Theme Designer cannot open previews for PropertyGridControl in themes created for old DevExpress versions

An attempt to open previews for PropertyGridControl in a custom theme (based on Office2010Black) for v17.1.17 leads to the following error:

The Theme Designer's version is 21.2.2.0.

Theme Designer v22.1.1 is already available for download at https://github.com/DevExpress/wpf-themedesigner-app/releases. If you already have Theme Designer installed, it will suggest upgrading if you restart it.
